Student Guide to Renting in the Private Sector When looking for accommodation in the UK it is common practice that you will be asked for a rent Guarantor. This can cause an unexpected amount of stress, especially if you are not aware of the requirements in advance. The information below provides more information on what a rent Guarantor is and what the options available to you are. A rent Guarantor is required by your landlord or letting agent to provide them with the security that your rent will be paid on time and in full. If you do not have a Guarantor, you may be given the option to pay your rent in advance. This is normally a payment of 6 to 12 months up front. However, in some circumstances, and even if you do pay upfront, you may still be asked to provide a Guarantor. Terms and Conditions vary and we recommend that you check this with your provider. Paying large sums of money upfront can be a risk and could leave you in a difficult position should your rented home be repossessed or if there is damage or an emergency that requires you to vacate the property. It can also leave you in a weakened bargaining position should you require the landlord to carry out any maintenance tasks. If you cannot provide an eligible Guarantor based in the UK, we recommend that you speak to the Student Union, International or Accommodation Office and seek advice. In some cases (although limited) you may be able to negotiate a smaller payment in advance to secure your property without a Guarantor. This is normally agreed directly with the landlord or facilitated through the letting agent. If this is not possible, you can contact Housing Hand to apply for a rent guarantor.
